The Township Subdivision & Land
Development Ordinance provides for Township review of proposed
subdivision and land development projects, as provided for in the
Commonwealth of Pennsylvania's Municipalities Planning Code (MPC).
The Township Planning Commission conducts a thorough review of
proposed projects with the assistance of the Township Engineer.
The Planning Commission then recommends or rejects the plan for
approval by the Township Board of Supervisors. The approval
process consists of three stages, sketch plan, preliminary plan and final plan.
Proposed subdivision and / or land development plans must first
receive sketch plan approval, then preliminary plan approval, then final plan approval.

Zoning
The Zoning Ordinance provides for
orderly regulation of the lands and structures within the Township.
The Zoning Ordinance provides rules and regulations pertaining to all
forms of building construction, uses for buildings, domestic animal &
livestock regulations and many other issues. The Township
adopted a new Zoning Ordinance effective 9/23/05 in addition to any
provisions in the International Building Code 2003 that may prevail. The Zoning Ordinance may be purchased
at the Township building for $30.00.

Building Permits
The Township recently adopted the
Uniform Construction Code, as required by Pennsylvania law. The
Township adopted the 2003 International Building Code as the approved
building code. Prior to commencing any building
project, a building permit application must be approved by the
Township. The following chart shows what projects
require or do not require a building permit. Application forms
